Energy

Energy

An energy efficient development is the key tenet of the Mainstream Green principles of Spire Edge. Energy is a key resource that is employed for its most efficient utilisation, while ensuring its adequacy of supply through a scalable model of green energy generation and back-up.

It seeks to reduce the energy consumption through the means of conservation and efficiency. A strong wired backbone designed for redundancy that provides a provision for growth, and a 24 hour power backup that is gas ready serve as the fundamental block of the energy strategy.

Advanced HVAC

  • The peak air-conditioning demand at Spire Edge has been brought down from a conventional estimate of 5,000 TR to 4,000 TR, without compromising the quality of provision, by judicious use of insulation and better glazing, thermal storage, waste heat recovery from return air, and variable air volume (VAV) systems. While on the lower side, each type of buyer/tenant would be provided with the option of precision AHUs/ FCUs
  • Further, running energy in air-conditioning is also envisaged by using the improved building and plant as described above along with the strategy of free cooling, i.e., being able to use increasing amount of fresh air during the part of the day when the outside temperatures are low enough
  • The system uses water cooled chillers which are significantly more energy efficient and in order to secure the water it will use recycled sewage on site from the sewage treatment plant (STP)
  • There is a backup of air-cooled chillers to cover for breakdowns as well as extreme water stress periods
  • In the future, with a possible connection for piped natural gas, there is a provision of increasing captive power generation and converting the waste heat to air-conditioning by vapour absorption machines (VAM) which run on waste heat and not on electricity

Lighting

  • Lower energy costs due to well-planned building orientation and appropriate use of materials. The building has been designed with the careful selection of glass properties so that daylight penetrates deeper into the working space.
  • This has been used in conjunction with external fins which further prevent direct sunlight and heat to enter the building; allowing the building to be well lit yet preventing the commonly known "greenhouse effect".

   

 Water

Water has been respected as a scarce natural resource at Spire Edge. Water sufficiency is a key concern that addresses the large quantity of water required for the campus. This is done through active strategies for harnessing, efficient utilisation and critical backup measures.

 

  • While water recycling accounts for 6% (i.e. 10 mn. litres per year) of the total water requirement after recycling, a large quantity of water is harnessed through rainwater harvesting. Drainage is designed to channelise rain water to harvesting pits. Buildings are equipped with special catchment scallops and gravity filtration systems to harness the rooftop overflow
  • An efficient utilisation of water is implemented through the use of smart faucets and fixtures. This is further augmented by recycling it twice. The wash water is treated at an effluent treatment plant (ETP) to be used in flushes, and the sewage is treated at a sewage treatment plant (STP) to be used in air-conditioning (cooling towers) and automatic irrigation systems. In both cases, the treated water is suitably dosed with freshwater
  • The landscape minimises use of irrigation water by use of indigenous plants that are well habilitated and require less water for irrigation. Vertical gardens maximise the use of rain water as it trickles down from the top to the bottom of the building (irrigating the green thread on its way down) where it is further collected and recycled
  • Storage is built up flexibly and sufficiently not only as a means to address issues of use, but also to reduce the risk of water scarcity and outage. As much as 28 days of water security is provided for through a mix of a larger storage capacity and a scalable usage system

Green is a philosophy based on multi dimensional innovation in design & product excellence. It emphasizes on an eco positive and environment sensitive approach such as taking advantage of renewable resources e.g., using sunlight, plants and trees through green roofs and vertical gardens for reduction of rainwater run off; using materials from local sources; reducing loads; optimizing energy utilisation.

Sanjay Prakash & Associates, a multi-disciplinary environmental design practice, the core of the consultant group, is the design co-ordinator and value engineer. The principal Sanjay Prakash is widely renowned for his work in the area of energy-conscious architecture, eco-friendly design, and people's participation in planning.

Abaxial Architects, the firm that introduced the country to the Mainstream Green concept, are the architects for the entire project. Having worked on projects of variable scales, the practice has consistently promoted the environment, optimised resources and customised solutions within its larger design framework.

S K Das Associated Architects, a firm of architects and urbanists with many decades of experience in commercial buildings, housing and campus projects, is the Master Planner for the project. The principal S K Das is an internationally acknowledged expert in Urbanism, and has extensive experience in Europe and South Asia.

M/s Prabhakar B Bhagwat is one of the oldest and most innovative landscape firms in India. The company is constantly evolving and redefining the meaning of landscape design. The practice concentrates on exploring new and evocative idioms that help lend richer meaning to the physical realm.

Sterling India, one of India's leading firms in mechanical design - its chief consultant G C Modgil was associated with the drafting of the Energy Conservation Building Code of India 2006 - is the firm behind the mechanical design (air-conditioning, ventilation, heating, building management system, water and sanitary systems, and sewage treatment) of the project.

The wired services, vertical circulation, access control and energy generation are designed by Lirio Lopez Electrical Consultants, one of India's most experienced building electrical design firms, which is also known for lighting and instrumentation design.

Sanjay Prakash & Associates is also responsible for coordinating the Structural Design by NNC Consultants, a dynamic firm with capabilities of designing optimum structures with the use of the latest and the most innovative techniques.
